one set of bed / bath down, one to go…

It is the holiday season, so I have not been able to spend every weekend working on the project. However, I have made some progress, getting it close to being livable. When we had the last cold spell, I realized that the living room HVAC system couldn’t keep up on its own without the roof and deck insulation in place. After doing the calculations on the system and the circuit capability, I decided to add a baseboard heater. Because I am using the smart thermostats that are part of the automation / control system, I was able to set them up to have the baseboard heater as a second heating stage. In theory, if it needs a little heat, it will just use the PTAC but if it needs more, it can activate the baseboard heater. In my limited experience with it working, it has activated both stages when I have tested it.

I don’t have many work-in-progress pics from the upstairs bathroom and I don’t think there is a need to post them all. It is mostly a standard tile shower and floor. The exception being that the tile backer had to be attached to the Insofast panels and I have a 100+ year old door as a decorative room divider. It took some effort, but I completed the tile work and got the shower enclosure installed. All that is left to do is seal the grout.

I only had one full day this weekend to work, so I made it a late night. Last weekend, I painted the upstairs bedroom and this week, I was able to get the carpet down and delivered the bed. Now it is a usable room for sleeping.

And even though I went back and forth on the color, I did complete the downstairs bath. I started with it white for the main wall behind the vanity. But after I painted the other walls, I decided to go with all dark. It makes the accents and the white fixtures pop. I also swapped the mirror with one that I was using at my Houston house. This one fits the style better and will be usable as a medicine cabinet. So now the smaller bath is completed. Upstairs bedroom and downstairs bath finished, but hey, it is only one person that is going to be staying there right now anyway. I ran out of paint, so this weekend will be more painting and trimwork so that both bedrooms and bathrooms can be buttoned up.
