Lake House goes up for sale

I have spent more than 4 years of every available, waking hour creating the passion project that is my lake house. It was truly a labor of love. I truly enjoy having coffee on a deck when it is cool outside or enjoying the sunset with a drink on the roof top deck overlooking the water. I conceived of the idea with the thought that I would keep it forever. But things change and I have decided to put it up for sale. This post will mostly be informational about the house for potential buyers and some of the pics were taken before it was entirely complete, but other readers may find it fascinating about what the finished project is all about. There are plenty of posts about the whole construction process.

Overview: A wonderful, waterfront home with 2 bedrooms, 2 bathrooms, highly functional open concept living room / kitchenette, entry foyer, rooftop deck overlooking the water, and bonus room that is used as a bar or extra bed space. Higher level of finish work with a few distinguishing differentiators: Italian wood floor and tile throughout, commercial carpet in bedrooms, higher end appliances and fixtures (Buster + Punch, GE Cafe, Frigidaire, Kohler, and more). Whole home battery backup that is solar ready and complete Savant system for lighting control, climate, music, and energy management. 1,120 square feet of thoughtful design and execution.

Structure – 5 shipping containers are clamped and welded together and to helical, steel piers driven down 10’+ into the ground. Several inches of foam insulation on all walls, floors, and ceilings insulate the house. Natural light is abundant and all windows are energy efficient and double pane insulated. There is an entry deck and landscape lighting around. The underside of the structure is finished and ready to have a patio or other area built underneath.

Living Room / Kitchen – features Sony XBR 65″ TV, Apple TV, Integra receiver, Sonance sound bar, micro subwoofer. Architectural lighting, with color control throughout. European cabinets, GE Cafe microwave / convection oven, Whirlpool ceramic cooktop, GE Profile dishwasher, Italian espresso machine. Italian wood floors, including waterproof teak flooring, island, speakers / subwoofer in the kitchen.

Bonus Room – Italian teak wood flooring, speakers, cedar wall cladding. Bar and daybed with trundle. Roll up door can secure area separately.

Downstairs Bedroom / Bath – commercial carpet, Italian tile, Kohler shower, B+P hardware, Swiss Madison designer toilet, freestanding vanity with storage, Crate & Barrel solid wood desk, USB outlets at nightstand, separate AC, Samsung FRAME TV, audio system.

Upstairs Bedroom / Bath – commercial carpet, slate tile, European frameless shower with 100+ year old door as divider. B+P hardware and Swiss Madison designer toilet. Separate AC, TV, double sink vanity. Landing has Italian, waterproof wood flooring with reading area and washer / dryer closet.

Rooftop deck – second floor landing leads out to covered rooftop deck. Wood decking, railing, furniture, outdoor sink, translucent roof panels, speakers, color controlled lighting, grill.

Technology – both bedrooms have a TV, there is a high end Sony 65″ with audio in the living room. The deck, the kitchen, the living room, the downstairs bedroom, and the bonus room all have speakers. The washing machine has an ozone machine to replace laundry detergent, while still providing hospital grade sanitizing and cleaning. A whole home battery provides hours of backup in the event of a power outage and solar panels can be added. Energy management includes smart breakers that can turn everything, including the tankless water heater, off while away or to run longer on battery. Lighting control includes color for several areas. Keypads throughout have scenes to easily set up several scenarios including Night mode, Welcome, and Away. A centrally located 8″ touchscreen controls everything when you don’t want to use an app. Security cameras, automated door lock, climate control, and tankless water heater are all part of the control system to ready the house for arrival or time away. Three air conditioning units are all controlled by smart thermostats that can also trigger scenes. Wireless network is provided via 3x wireless access points providing great coverage in and around the house, including near the RV site at the street.

Inclusions and costs – the property is turnkey and has all appliances, furniture, including desk, which are conveyed. Kitchen accessories, bedding, towels, and some art are also included. A few of the art pieces will not remain. All technology will have passwords / admin access turned over to the owners. 30 day functional guarantee in all systems. The septic system was installed new, is permitted and inspected regularly, and needs no maintenance. I will have the road to the house graded again and do another round of underbrush clearing as part of the sale. Water is by Riverside Special Utility District (typically under $30 / month), power is from Sam Houston Electric co-op (typically $125 / month when used most weekends), and internet is from Kinetic ($60 / month). Fiber is being prepped for the neighborhood and should be available by end of year. The property is about 400′ deep from street to lake and 75′ wide or approximately 0.75 acres. Survey including flood plain elevation is available. The property has 200A electrical service with 100A going to the house and 100A available at the meter, via 30A and 50A outlets. This is used for EV charging and / or an RV. There is plenty of space for an RV (currently one on site) and there is also water available for shoring. You could also build a garage or workshop here. The annual association dues are under $100 / year and include access to the neighborhood boat ramp and mowing of the easements.

Price – it will sell for under $250k if someone I know wants to snag it before it goes on the market to a realtor at the end of the year.

For privacy reasons, site visits can only be made with an approved contract but an open house for lake neighbors and friends will be planned.
